Located only one block from shopping, the “Ainsley House” is surrounded by an old iron fence with a gate that leads guests to the fairy tale beauty of gardens, elegance and comfort. Built by Don Nagel, your host, this beautiful home has been lovingly created into a perfect getaway for two.
The porch has comfy chairs offering a mesmerizing view of a bubbling fountain, lovely gardens, trees and vines. Inside the living/dining area has both refinement and creature comforts, making it inviting. Serene colors borrowing from earth’s hues bring calmness and tranquility to this special home. An awesome marble mantle is framed by antique wood accented with rosettes and a mirror. Warmth emanates from the tablecloth and settings of the table for two, which is placed to enjoy the television and fireplace as well as the gardens and water fountain.
The queen bed in the bedroom is a magnificent four-poster bed creating a soft, romantic feel. Stained glass windows can be opened to enjoy our crisp, cool Fredericksburg mornings. Attached to the bedroom, the bath is the picture of distinction. I highly recommend this venue. Don came by and introduced himself and made sure we were comfortable and satisfied. The water was hot and the bed comfy. We will stay again.

The house is not as advertised and is in dire need of repair. My husband cut his foot on the cracked and elevated tile in the bathroom which was located under the toilet. (These surfaces are notoriously dirty and someone will get an infection this way.) The toilet is sitting at an angle and the lid is loose and not at all secure. The wood under the tile is likely rotted away causing the toilet to tilt. The bathtub is very high and is set on wood blocks for some reason making it very difficult to enter and exit. The bed shown in the advert is not the bed in the house. The bed in the house is an old double bed with a terrible mattress. The bedroom offers no additional linens or pillows except what is on the bed. The living area is good sized but the torn lace curtains are see-through and offer no privacy at all. These curtains did not seem very clean. If it is raining, expect to see people walking dogs come across the front porch right in front of the windows. One picture shows an ottoman for putting your feet up. There is no ottoman. The entrance to the house is overgrown and some of the lighting is broken creating trip hazards on the walkway. It is fairly dark on the walkway at night even with the lighting. Parking is on the street and is not reserved for the address. We checked in about 45 minutes after check-in only to find the bed un-made, dirty linens in the bathroom and trash in the kitchen. I am certain the floors had not been washed or surfaces cleaned. The linens were provided, bed made and trash taken out very quickly after being reported but neither the surface cleaning nor floor mopping were done. This house needs lots of work before people shell out that kind of $$$$ to stay. And before check-in, someone needs to verify that it is cleaned and ready for occupants.

While I was excited to stay here based on the photos seen on the internet, the excitement quickly vanished upon arrival. We had difficulty locating the place at first because the location does not match up very well with the photos on this site: the house sits a good ways back from the street and the yard is greatly overgrown, the arch over the entryway gate has fallen due to rot, the front porch has a good amount of good rot as does the exterior doors in the bedroom, and the tile in the bathroom is raised and cracked in several places, creating a sharp hazard as well as causing the toilet to sit at a weird angle that feels as if it is about to tip over or fall through the floor. Additionally, it was difficult to lock the front door (due to the house shifting I believe) making one doubt the security of the place. While I was only here for two days and most of that time was spent outside of the Ainsley house, I would not recommend staying here. I feel that the place has been greatly neglected and needs some serious TLC before anyone should stay here.

This property is in serious need of a complete remodel. Upon walking up to the front door, we were struck by the disrepair of both the yard and the exterior of the house. The large fountain in the yard was full of green algae. The house and yard look nothing like the photos on the Gastehaus website. The outside trim and fascia are in disrepair. The bedroom door to the backyard is rotten and light can be seen through the rotten pieces of the door. The kitchen door is in the same shape. Both of the doors have black mold growing at the bottom. The bathroom has an uneven floor with cracked tiles. The toilet is sitting at an angle and appears ready to fall through the floor. All of the curtains are aged and very thin, providing no privacy. There were no additional bed linens, only the sheets and a thin blanket on the bed. Many personal papers relating to vehicle registration and a divorce are still in the house.
I cannot recommend this property for anyone's stay until all of these issues are rectified. I believe there may be health ramifications by staying here due to the black mold, exposure to cold air through the doors, and uneven and overgrown entry sidewalk.

Ainsley House was perfect for our weekend stay. It was very quaint, very clean, and had great charm. Being one block from Main Street was awfully convenient too. Pro tip: bring your own pillows. Everything else about this cottage was perfect.

We truly enjoyed our stay.
We felt like at grandmother's home.
Cons: The bedroom fan could use adjustment (clicking made a little hard to sleep). The mattress could use a bit of an update.
ALL the linens, sheets, pillows, towels, washcloths were perfect.
Thank you for the Charmin tissue :).
The weekend was a hot one we came in for a wedding Friday night and stayed through the weekend.
We enjoyed staying in Saturday night with the movies.
Loved the fountain and the occasional visit from the beautiful black feline who lives there as well.
Thanks again to the owners and to Jeff for the booking.
